CONSTRUCTION ADMINISTRATION
As Architects we can act as an agent to the owner in coordinating and inspecting work during the construction phase of a project. We provide submittal reviews, review contractor invoices, address change orders, and provide other administrative assistance to clarify and simplify the construction process. If clients are looking for assistance with a construction project, our team provides the services needed to navigate the construction of every project effectively.
CONSTRUCTION DOCUMENTATION
At fabrik we are able to prepare drawings, technical specifications, and schedules that define the detailed requirements for the construction of our clients’ projects. These documents will then be used by Contractors throughout the construction process.
PERMIT DOCUMENTATION
A building permit is a document issued by the body responsible for enforcing Ontario’s Building Code in a particular area, and allows construction to go ahead. At fabrik, our team can support clients in applying for the required building permit when clients wish to construct, renovate, demolish, or change the use of their building.
BUILDING CODE ANALYSIS
For all structures, the law provides standards to protect the general public’s life, health, property, and welfare. Our knowledge and expertise in building code regulations guarantee a smooth permit application process that adheres to government regulations and guidelines.
PROJECT MANAGEMENT
Our project managers play a lead role in achieving project goals within the specific timeline. We carefully monitor, plan, and execute the development process for the entire timeframe of the project. Architects are often known for being the prime consultant, as such we have the knowledge and skills to lead the entire building consultant team. Often clients prefer to have one point of contact for their projects directing the entire team – we can take the lead on the full project.
HERITAGE INTEGRATION WITH NEW ADDITION
Our team of highly qualified individuals have in-depth experience in designing new additions to historic buildings in order to extend the longevity of the building and meet new programmatic requirements. Our approach is to create meaningful relationships between old and new architectural styles, such that we can celebrate our history while creating beautiful spaces that support new ways of living.
TENANT FIT-OUT
Our team can assist clients in the process of making commercial tenant space suitable for occupation. We can support in change of use applications, assisting clients in modifying their existing space to meet the needs of the new use. As architectural consultants we prepare permit and construction drawings to help execute our client’s vision.
INTERIOR DESIGN + SPACE PLANNING
Our team understands the fundamental elements of space planning and interior design; we conceptualize and draft a plan that defines the zones and activities to maximize the functionality and beauty of our clients’ spatial needs.
We work collaboratively with our clients to plan, research, coordinate, and manage projects to create a healthy and aesthetically pleasing interior environment for the end user
URBAN DESIGN
At fabrik, urban design is the process of designing and shaping the physical features of city blocks, neighbourhoods, and master plans. As designers we can support clients in thinking beyond the building to consider the public realm supporting the buildings. We do not see these as two separate elements, but rather as a pair that influence each other and must work well together.
SUSTAINABILITY + ENVIRONMENTAL DESIGN
Sustainable and environmental designs reduce the negative ecological impacts of a project by enhancing the natural and physical environment that surrounds a project’s site. Our team strongly believes in improving building performance through adapting green strategies and renewable technology to create healthy, productive spaces. If clients are considering integrating sustainability into a project, our team has the passion and expertise to support these goals.
BUILDING DESIGN
As licensed Architects, we are the building designers who work with clients to meet the project’s requirements and translate ideas into reality. Our in-house team of Architects has experience in a wide range of building types, and has cultivated strong working relationships with Engineers, Landscape Architects, sustainability consultants, commissioning consultants, and IT and security specialists, who carefully consider all aspects of the design. Our professional network is a resource which helps us easily build a comprehensive team to finalize our clients’ projects.
FEASIBILITY STUDY
A feasibility study is a pre-project research and design process that provides clarity around the client’s capacity to complete an architectural project. We conduct in-depth research on building code, zoning, stakeholder needs, spatial constraints, and budget issues to provide clients with a variety of early-stage design options for potential projects. Feasibility studies are crucial to ensure an organized and timely project process, and provide a perfect starting point for moving into design and construction if the project moves forward.
ERIC HALDENBY, FRAIC
Rick Haldenby is a Professor at the University of Waterloo School of Architecture where he served as Director for 26 years. Prof. Haldenby founded the Waterloo Rome Program, now in its thirty-ninth year. He won the University of Waterloo Distinguished Teacher Award. He spearheaded the School of Architecture’s move to Cambridge in 2004. Professor Haldenby served as Chair of the Council of Canadian University Schools of Architecture and twice member of the Board of the Royal Architectural Institute of Canada. He served on the boards of the Association of Collegiate Schools of Architecture and the Canadian Architectural Certification Board. He chaired the juries for the Dundas Square and Nathan Philip’s Square design competitions in Toronto. Haldenby received the Lifetime Achievement Award from the Canadian Council of University Schools of Architecture, Special Jury Prize at the Kitchener Waterloo Arts Awards and the Dr. Jean Steckle Award for Heritage Education from the Waterloo Regional Heritage Foundation. In 2014 Haldenby presented Building Waterloo Region, eight separate exhibitions that traced Waterloo Region’s tradition of design excellence from first nations to the present. He currently serves as Architectural Advisor to the Stratford Festival.
HALEY GAMBLE, M.Arch
As project manager at fabrik, Haley brings professional architectural experience having worked at firms such as Farrow Partners in Toronto, IBI and ZAS in Vancouver and Arquitectonica in Los Angeles. Recently having completed her Master of Architecture at the University of Waterloo, her thesis work focused on researching the sociocultural impacts of mining and exploring landscape design applications for reclamation at Giant Mine.
KHRISTEN LOWE, B.A.Sc.
After recently receiving his Bachelor’s Degree in Chemical Engineering from the University of Waterloo, Khristen seeks to put to good use his knowledge and expertise. His exposure to material engineering and polymer science allows him to provide a fresh perspective to the challenge of pandemic relief building design. Prioritizing sustainability as the foundation in all engineering design is an essential feature of his work which he has grown a passion for throughout his undergraduate years. With his sights set on attaining his Professional Engineer (P. Eng.) certification, he hopes to incorporate this key aspect into every project he contributes to along the way.
ELISIA NEVES, M.Arch., OAA, MRAIC
As the Founding Principal Architect of fabrik, Elisia brings a comprehensive and rigorous approach to Project design and delivery. Through ten plus years of practical work experience in the architectural industry, Elisia strives to pursue innovative, high quality design while exploring issues of cultural identity. Elisia’s talents for design are combined with local, national and international work experience. Elisia plays an active role in overseeing drawing production and has a great deal of experience navigating the many aspects of a building’s constructability and construction administration. Elisia believes that a team approach is essential to success, and ensures teamwork is one of the core values for how we work at fabrik.
WILLIAM A. ANDERSON, Ph.D., P.Eng.
Drawing on two decades of research into disinfection using ultraviolet (UV) light, Professor Bill Anderson is helping address a shortage of masks for front-line healthcare workers in the COVID-19 crisis. With his expertise in photochemical (UV) and other air and water pollution control technologies, Professor Anderson maintains industry research collaborations in the areas of hospital air emissions control, water testing, UV air and surface disinfection, and indoor air quality. His recent projects include automated UV disinfection in hospitals, rapid detection of microbial contamination of water, removal of ammonia from water, and antimicrobial materials for use in engineered infection prevention. Professor Anderson has consulted with corporations and clinical staff about UV disinfection equipment and applications to help ensure it is used in a safe and effective manner.
SUHANTA MITRA, P.Eng.
Professor Sushanta Mitra is the Executive Director of the Waterloo Institute for Nanotechnology and a Professor in Mechanical and Mechatronics Engineering at the University of Waterloo. Before joining UW, he was the Associate Vice-President Research and Kaneff Professor in Micro & Nanotechnology for Social Innovation at York University. His research interests are in the fundamental understanding of fluid transport in micro and nano-scale confinements with applications in energy, water, and bio-systems. Towards the global fight for COVID-19, Professor Mitra and his team are involved in the development of antiviral coatings and low-cost rapid detection kits for COVID-19. For his contributions in science and engineering, he is an elected Fellow of a number of professional bodies including the Canadian Academy of Engineering, the American Physical Society, the Royal Society of Chemistry and the American Association for the Advancement of Science.
OLIVER MARKOVSKI, P.Eng.
Oliver Markovski brings over 16 years of practical industry experience in occupational health and safety, engineering, and quality control along with in depth knowledge and hands-on experience in risk-education implementation. Throughout COVID-19, Oliver has implemented pandemic-control safety protocols for food, and electronics manufacturing companies throughout Canada and North America. Oliver’s COVID-19 response work has allowed essential service manufacturers to continue safe operation with human safety as a governing principle of operation. Oliver holds a degree in Biological Engineering from the University of Guelph. Oliver is also a licensed Professional Engineer (P.Eng.) in the Province of Ontario and holds the CRSP designation as a Canadian Registered Safety Professional. Over the last decade, Oliver has received numerous awards and recognition from local/municipal and corporate partners for his work in protecting the health and safety of employees and implementing safety risk reduction processes.
AMY GREER, M.Sc., Ph.D.
Doctor Amy Greer is a Tier 2 Canada Research Chair in Population Disease Modeling and Associate Professor in the Department of Population Medicine, Ontario Veterinary College at the University of Guelph. Dr. Greer is also appointed as an Associate Professor in the Division of Epidemiology at the Dalla Lana School of Public Health, University of Toronto. Dr. Greer’s research program explores the introduction, spread, dynamics, and control of infectious diseases in populations. She integrates empirical data with mathematical models to test the mechanisms leading to the epidemic spread of pathogens and identify optimal intervention and control strategies.
